Chicago's luxury real estate market is about more than expensive homes. It is about location, lifestyle, long-term value, and financial strategy.

From prestigious Gold Coast condominiums to magnificent North Shore estates, affluent homebuyers have several very different markets to evaluate.

I'm David Braun, the Mortgage Maniac. My mortgage industry experience dates back to 1997.

Today, we're examining the Chicago luxury real estate market for October 2026, using September housing data from Winnetka, Glencoe, Lake Forest and the Near North Side.

Chicago Luxury Housing Market: September 2026

The latest available September figures highlight several important differences across the Chicago luxury housing market.

Winnetka, Glencoe and Lake Forest statistics below represent single-family home closings. They are not limited exclusively to million-dollar luxury sales.

$1.8M Winnetka
Median Single-Family Sale Price
$1.6M Glencoe
Median Single-Family Sale Price
$1.0M Lake Forest
Median Single-Family Sale Price

Chicago Gold Coast: Luxury Condominiums & Penthouse Living

Chicago's Gold Coast is internationally recognized for luxury condominium buildings, prestigious residences, historic architecture, and its proximity to Lake Michigan.

For buyers who value urban living, the neighborhood offers access to downtown Chicago, restaurants, shopping, cultural attractions, and beautiful lakefront scenery.

But luxury condominium buyers should pay careful attention to market conditions.

A Potential Opportunity for Buyers

A Near North Chicago condominium market analysis covering the 30 days ending September 28, 2026, reported 185 closed condo sales with a median sale price of $489,000.

Within the $1 million to $2 million condominium segment, the analysis reported that 87% of closed sales were below the asking price.

That suggests buyers may have negotiating opportunities in some luxury buildings.

However, Near North includes Gold Coast, River North, and Streeterville. The figures should not be interpreted as Gold Coast-only luxury statistics.

Before Buying a Luxury Condo

High-end condo buyers should investigate association finances, monthly assessments, insurance, building reserves, special assessments, and any applicable mortgage project-eligibility requirements.

A beautiful condominium may have ownership expenses that meaningfully affect your total housing budget.

North Shore Luxury Estates: Winnetka, Glencoe & Lake Forest

Winnetka

Winnetka recorded a $1.8 million median single-family sale price in September 2026.

The report included 15 closed single-family sales and a median marketing time of six days.

Winnetka offers established neighborhoods, luxury estates, and exceptional lakefront homes.

Glencoe

Glencoe recorded a $1.6 million median single-family sale price in September 2026.

Eleven single-family homes closed during the period.

Glencoe is known for distinctive residences, residential neighborhoods, and proximity to Lake Michigan.

Lake Forest

Lake Forest recorded a $1 million median single-family sale price in September 2026.

The report included 26 closed single-family sales.

Lake Forest offers estate-style properties, attractive architecture, and larger residential parcels.

The Luxury Buyer Perspective

Luxury real estate values depend on far more than a community's overall median sale price.

Property size, location, architectural quality, land, maintenance, and comparable transactions all deserve careful attention.

Gold Coast vs. North Shore: What Should Buyers Compare?

Factor Gold Coast North Shore
Home Types Luxury condos, penthouses, historic residences Single-family homes, estates, lakefront properties
Lifestyle Urban living and downtown convenience Residential neighborhoods and larger properties
Ownership Costs Association assessments, insurance, property taxes Taxes, insurance, grounds, maintenance
Financing Potential condominium project review Property appraisal and eligibility review
Buyer Priority Building condition and financial health Location, property condition and carrying costs

How Do Buyers Finance $1 Million to $10 Million Homes?

Luxury buyers may use cash, conforming mortgages, jumbo mortgages, or other eligible financing arrangements.

The appropriate financing strategy depends on the purchase price, loan amount, assets, income, credit profile and the lender's underwriting requirements.

2026 Conforming Mortgage Loan Limit

$832,750

This is the 2026 baseline conforming loan limit for a one-unit property in most counties across the United States.

A mortgage exceeding the applicable county conforming limit generally falls into non-conforming or jumbo loan territory.

Source: Federal Housing Finance Agency .

What Jumbo Mortgage Lenders May Review

  • Income and employment documentation
  • Self-employment and business income
  • Credit history and outstanding debt
  • Available cash and financial assets
  • Investment and retirement accounts
  • Post-closing reserves and liquidity
  • Property appraisal and eligibility
  • Down payment and loan structure

Jumbo mortgage requirements vary significantly by lender and program. Not all loan structures are available to every borrower.

Luxury Home Financing: Illustrative Down Payments

Here is how a hypothetical 20% down payment affects the financed amount of several high-value properties.

Purchase Price 20% Down Loan Amount
$1,500,000 $300,000 $1,200,000
$2,500,000 $500,000 $2,000,000
$5,000,000 $1,000,000 $4,000,000
$10,000,000 $2,000,000 $8,000,000

These are mathematical illustrations only, not loan quotes or indications that 20% down is sufficient. Actual financing availability depends on underwriting and individual lender requirements.

Five Questions Every Chicago Luxury Homebuyer Should Ask

  1. Should I pay cash or finance? Evaluate liquidity, interest costs, investment plans, and financial goals.
  2. How much liquidity should I retain? Review cash reserves, future expenses, and any applicable lender requirements.
  3. What are the full carrying costs? Include taxes, insurance, assessments, maintenance, and property expenses.
  4. Does the property qualify? Discuss appraisal requirements, condo project eligibility, and unusual property characteristics.
  5. How should I compare offers? Review interest rates, APR, loan terms, points, closing costs, and total cash required.

Luxury Homes Deserve a Thoughtful Mortgage Strategy.

Chicago Luxury Real Estate: Frequently Asked Questions

Is the Gold Coast luxury condo market different from the North Shore market?

Yes. Gold Coast luxury condominiums and North Shore single-family estates have different supply, ownership expenses, buyer preferences, and financing considerations.

Do I need a jumbo mortgage to purchase a million-dollar home?

Not necessarily. Jumbo classification depends on the financed amount and the applicable county loan limit, not the purchase price alone.

Can self-employed buyers qualify for luxury mortgage financing?

Potentially. Qualification depends on eligible documented income, assets, credit, obligations, and lender underwriting standards.

What should buyers review before purchasing a Gold Coast condo?

Review association financial statements, reserves, insurance, monthly assessments, special assessments, building condition, and any applicable condo financing rules.

Are North Shore luxury prices guaranteed to continue rising?

No. Real estate markets fluctuate. Monthly median prices reflect the properties sold during that period and should not be interpreted as a guarantee of future values.

A Mortgage Is More Than an Interest Rate

When you're shopping for a mortgage in Chicago, you'll find thousands of advertisements promising competitive rates, fast approvals and easy online applications.

But here's the question every borrower should be asking:

Who is actually helping me make the right financial decision?

The answer should involve more than an automated quote or a mortgage calculator. It should involve understanding your income, credit, assets, down payment, closing costs, long-term goals and available financing options.

That's the philosophy behind David Braun's approach to mortgage lending.

Nearly 30 Years of Mortgage Experience. One Commitment to the Consumer.

My name is David Braun. I'm a Chicago-area mortgage loan officer, mortgage educator and the creator of The Mortgage Maniac.

My mortgage career began in 1997 at Harris Bank, where I earned Rookie of the Year recognition.

In 2001, I founded Braun Financial, building my experience in residential mortgage lending and helping borrowers navigate home financing.

Throughout my career, I've worked through changing interest-rate environments, the housing and financial crisis, evolving lending standards, and the tremendous shift toward digital mortgage technology.

I've watched the industry change, but my belief has remained consistent:

TECHNOLOGY SHOULD MAKE MORTGAGES EASIER. EXPERIENCE SHOULD MAKE DECISIONS SMARTER.

Today, I combine mortgage education, market analysis, digital resources and personalized guidance to help Chicagoland borrowers understand their choices before committing to a loan.

What Makes the Mortgage Maniac Approach Different?

1. Experience Across Multiple Housing Cycles

Mortgage lending isn't the same in every market. Rates change. Inventory shifts. Guidelines evolve. Having experience across different market conditions helps me explain the tradeoffs borrowers need to consider.

2. A Personalized Mortgage Strategy

Two borrowers with similar incomes may have very different financial needs. We can explore down-payment options, loan programs, interest-rate structures, mortgage insurance and closing costs to understand which choices may fit your goals.

3. Education Before the Application

I believe homebuyers should understand the mortgage process before applying. That's why I created DavidBraunMLO.com, an educational resource covering mortgage programs, market news, affordability and homebuyer preparation.

4. Human Guidance in an Automated World

Online mortgage tools can be useful, but they cannot replace every conversation about income complexity, credit concerns, loan structure and personal financial priorities.

You deserve the opportunity to ask questions and understand the reasoning behind your mortgage options.

5. Local Chicagoland Knowledge

I focus on Chicago and the surrounding communities. Buyers here face different property taxes, housing costs, neighborhood conditions and affordability considerations depending on where they purchase.

Local context matters when building a realistic home financing plan.

Mortgage Rate Shopping vs. Mortgage Planning

Comparing mortgage offers is important. But don't make your decision using the interest rate alone.

Rate-Only Shopping Complete Mortgage Planning
Advertised interest rate Rate, APR, points and total costs
Estimated payment Full housing payment, taxes and insurance
One advertised loan option Comparison of eligible loan programs
Immediate loan cost Short- and long-term financial tradeoffs

A lower note rate may come with discount points or higher upfront costs. A different loan program might have a higher rate but lower initial cash requirements. The right comparison depends on the entire Loan Estimate, your eligibility and your goals.

Who Can Benefit From a Mortgage Strategy?

First-Time Homebuyers: Understand preapproval, down payments, closing costs, affordability and available loan options.

Self-Employed Borrowers: Learn how lenders review business income, tax returns, documentation and qualifying income.

FHA Homebuyers: Explore FHA financing, mortgage insurance, down-payment requirements and eligibility.

Conventional Mortgage Borrowers: Compare conventional financing, down-payment choices and mortgage insurance considerations.

Move-Up Buyers: Plan for the financial transition from an existing home to a new purchase.

Homeowners Considering Refinancing: Evaluate whether refinancing costs and potential benefits make sense for your circumstances.

Program availability and eligibility depend on lender requirements, credit, income, property and applicable underwriting guidelines.

Your Mortgage Credit Score Is Changing: VantageScore 4.0 & FICO 10T Explained | David Braun

2026 Mortgage Maniac Update

Your Mortgage Credit Score Is Changing

VantageScore 4.0 and FICO 10T Are Changing Mortgage Lending

The mortgage industry is beginning one of its biggest credit-scoring changes in decades. Here's what homebuyers need to know.

Mortgage News
The Mortgage Credit-Score System Is Evolving

For decades, mortgage borrowers have largely been evaluated using older versions of the FICO credit-scoring system. That is beginning to change. Fannie Mae and Freddie Mac are moving forward with newer credit-scoring options, while FHA has announced its own transition beginning in 2027.

What Is Changing?

Three credit-scoring models are now part of the conversation in mortgage lending:

1. Classic FICO

This is the traditional mortgage credit-scoring system borrowers and lenders have used for many years. It remains an approved credit-score option.

2. VantageScore 4.0

VantageScore 4.0 is a newer credit-scoring model. Fannie Mae expanded its availability to approved lenders in September 2026 for eligible loans.

3. FICO Score 10T

FICO Score 10T has also been approved as part of mortgage credit-score modernization. Its implementation is occurring separately, and availability depends on the mortgage program and lender.

Why Should Homebuyers Care?

Because your credit score can affect far more than whether you simply qualify for a mortgage.

Depending on the loan program and transaction, credit can potentially affect:

✓ Mortgage qualification

✓ Interest-rate pricing

✓ Loan-level pricing adjustments

✓ Mortgage insurance considerations

✓ Available loan programs

✓ Overall mortgage strategy

Different scoring models can analyze credit information differently. That means borrowers should not assume that a consumer credit score they see online will necessarily be identical to the score used during a mortgage transaction.

The number you see on a credit app may not be the number your mortgage lender uses.

What Is Happening With VantageScore 4.0?

In September 2026, Fannie Mae expanded VantageScore 4.0 from a limited rollout to broad availability for Fannie Mae-approved lenders.

That does not mean every mortgage lender will automatically use VantageScore 4.0 on every mortgage.

For eligible Fannie Mae loans, lenders may continue using eligible Classic FICO scores or choose VantageScore 4.0 when permitted under the applicable requirements.

What About FICO Score 10T?

FICO Score 10T is another modern credit-scoring model that has been approved as part of the industry's credit-score modernization effort.

However, borrowers should understand an important distinction:

Approved does not necessarily mean available everywhere today.

Implementation dates and lender availability can differ by mortgage program and investor.

For example, Fannie Mae currently states that FICO Score 10T is approved for future use but is not yet available for loans delivered to Fannie Mae.

And FHA Is Changing Too

This is where the story gets even more important for first-time homebuyers.

The Federal Housing Administration has announced that beginning January 1, 2027, FHA will add VantageScore 4.0 and FICO Score 10T as eligible credit-scoring models in addition to Classic FICO.

That means we are moving toward a mortgage market where lenders may have more than one approved credit-scoring model available, depending on the particular loan program and guidelines.

Important Date
January 1, 2027
FHA's announced implementation date for adding VantageScore 4.0 and FICO Score 10T as eligible scoring models.

Could This Help Borrowers?

Potentially — but this is where borrowers need to be careful about headlines promising that a new credit score will automatically qualify them for a mortgage.

A different scoring model does not guarantee a higher score, a lower mortgage rate, or an approval.

Mortgage qualification still considers the complete borrower profile, which can include:

  • Credit history
  • Income
  • Employment
  • Assets
  • Debt-to-income ratio
  • Down payment
  • Property
  • Loan program
  • Automated underwriting findings

The important development is that the mortgage industry is moving toward additional credit-scoring options instead of relying exclusively on one legacy scoring framework.

What Should You Do Before Applying for a Mortgage?

Don't simply look at a credit-monitoring app and decide whether you can or cannot buy a home.

Instead, build your mortgage profile before you start making offers.

The Mortgage Maniac Game Plan

Step 1: Review your actual mortgage credit profile.

Step 2: Determine which mortgage programs may fit your situation.

Step 3: Review your income, assets and debts.

Step 4: Identify any credit issues before making an offer.

Step 5: Structure the mortgage around your overall financial situation — not simply one credit-score number.

Step 6: Get properly prepared before negotiating on a home.

One Credit Score Doesn't Tell Your Whole Mortgage Story

This is one of the biggest mistakes I see borrowers make.

Someone sees a score of 680, 720 or 760 and assumes they know exactly what mortgage rate and loan program they should receive.

Mortgage lending doesn't work that way.

The credit model is one component of a much larger mortgage decision.

Don't build your home search around a credit score.
Build a mortgage strategy around your entire financial profile.

What This Means for Chicagoland Homebuyers

If you're considering buying a home in Chicago or the surrounding suburbs, these changes are another reason to talk with a knowledgeable mortgage professional early in the process.

The question shouldn't simply be:

“What is my credit score?”

The better questions are:

Which credit model applies to my loan?

Which mortgage program works best for my situation?

How does my complete financial profile affect qualification?

What can we improve before I make an offer?

Mortgage Maniac

Build Your Mortgage Strategy Before You Apply

Credit scoring is changing. Mortgage programs are changing. Your strategy should keep up with them.
