A Beautiful Property Gets Your Attention. The Right Financing Strategy Gets You Moving.

Whether you're exploring a luxury residence, a Chicago condominium, a suburban family home, or your first property, there is one question that deserves serious attention:

What Is the Smartest Way to Finance This Property?

The answer isn't always the mortgage with the lowest advertised interest rate.

It's about understanding your financial position, your long-term goals, your available cash, and the financing options that may fit your needs.

I'm David Braun, a Chicagoland mortgage loan officer with nearly three decades of experience in residential mortgage lending.

I've worked through changing interest-rate environments, shifting lending guidelines, and different housing-market conditions.

My commitment is straightforward: help you understand your options and build a mortgage plan before you apply.

Why Mortgage Experience Matters

Buying real estate is one of the largest financial decisions many people will make.

A mortgage professional should do more than provide an interest-rate quote.

Your mortgage strategy should consider:

01. Buying Power

Understand the purchase price and monthly payment that may fit your financial goals.

02. Loan Structure

Compare eligible conventional, FHA, VA, jumbo, and other financing options.

03. Cash to Close

Evaluate down payments, closing costs, reserves, and potential seller concessions.

04. Long-Term Strategy

Consider your expected time in the home, future plans, and possible refinancing scenarios.

My Mortgage Philosophy: Strategy Before Application

When a prospective buyer contacts me, I want to understand more than a credit score and purchase price.

I want to understand what they're trying to accomplish.

Are they purchasing their first home? Moving into a larger property? Buying a luxury residence? Relocating to Chicagoland? Or preparing to purchase an investment property?

Each situation deserves an individualized mortgage discussion.

The David Braun Mortgage Planning Process

Step 1: Discuss your homeownership goals.

Step 2: Review your income, assets, credit, and financial priorities.

Step 3: Explore mortgage programs for which you may qualify.

Step 4: Compare estimated monthly payments, closing costs, and loan structures.

Step 5: Prepare for the application, documentation, and underwriting process.

Step 6: Maintain communication throughout the mortgage transaction.

Buying a Luxury Home in Chicago? Your Financing Deserves Special Attention.

Luxury real estate financing may involve different considerations from a traditional home purchase.

Depending on the property and borrower, financing may involve jumbo loan programs, larger reserve requirements, complex income documentation, or additional underwriting review.

For self-employed borrowers, business owners, executives, and investors, understanding income documentation and available assets can be especially important.

I believe that planning ahead can help buyers approach these transactions with greater confidence.

Serving Chicago and the Surrounding Suburbs

My mortgage services focus on homebuyers throughout Chicago and Chicagoland, including:

Chicago, Gold Coast, Lincoln Park, River North, Naperville, Orland Park, Lockport, Joliet, Bolingbrook, Schaumburg, Downers Grove, and surrounding Illinois communities.

Whether you're exploring a condominium, single-family residence, luxury property, or investment opportunity, I welcome the opportunity to discuss your mortgage goals.

Why Work With David Braun?

Because your mortgage deserves more than a transaction.

I began my mortgage career in 1997. Over the years, I've developed experience helping borrowers navigate different loan products, market conditions, and financial circumstances.

I understand that every borrower has a different story.

My responsibility is to listen, explain your options, communicate clearly, and help you make informed decisions.

My goal isn't simply to help you apply for a mortgage.

It's to help you understand the mortgage you're choosing and why it may fit your financial objectives.

Frequently Asked Mortgage Questions

Should I get preapproved before shopping for a home?

Getting preapproved early can help you understand your potential buying power and identify documentation or financing issues before making an offer. Preapproval is subject to lender review and is not a guarantee of final approval.

Is the lowest mortgage rate always the best option?

Not necessarily. Mortgage costs can include discount points, lender fees, closing costs, and other expenses. Comparing the overall loan terms is important.

Can self-employed borrowers qualify for a mortgage?

Yes. Self-employed borrowers may qualify for mortgage financing when they meet applicable program requirements. Documentation and income calculations can differ from those used for salaried borrowers.

Can David Braun help with jumbo mortgage financing?

I can discuss jumbo financing considerations and help you explore available mortgage options based on your circumstances and applicable lending guidelines.

YOUR HOME.
YOUR FUTURE.
MY COMMITMENT.

You found the property. Now let's discuss the mortgage strategy.

Whether you're buying your first home, moving up, or exploring luxury real estate, I welcome the opportunity to earn your mortgage business.

Chicago's luxury real estate market is about more than expensive homes. It is about location, lifestyle, long-term value, and financial strategy.

From prestigious Gold Coast condominiums to magnificent North Shore estates, affluent homebuyers have several very different markets to evaluate.

I'm David Braun, the Mortgage Maniac. My mortgage industry experience dates back to 1997.

Today, we're examining the Chicago luxury real estate market for October 2026, using September housing data from Winnetka, Glencoe, Lake Forest and the Near North Side.

Chicago Luxury Housing Market: September 2026

The latest available September figures highlight several important differences across the Chicago luxury housing market.

Winnetka, Glencoe and Lake Forest statistics below represent single-family home closings. They are not limited exclusively to million-dollar luxury sales.

$1.8M Winnetka
Median Single-Family Sale Price
$1.6M Glencoe
Median Single-Family Sale Price
$1.0M Lake Forest
Median Single-Family Sale Price

Sources: Winnetka , Glencoe , Lake Forest September 2026 market reports.

Chicago Gold Coast: Luxury Condominiums & Penthouse Living

Chicago's Gold Coast is internationally recognized for luxury condominium buildings, prestigious residences, historic architecture, and its proximity to Lake Michigan.

For buyers who value urban living, the neighborhood offers access to downtown Chicago, restaurants, shopping, cultural attractions, and beautiful lakefront scenery.

But luxury condominium buyers should pay careful attention to market conditions.

A Potential Opportunity for Buyers

A Near North Chicago condominium market analysis covering the 30 days ending September 28, 2026, reported 185 closed condo sales with a median sale price of $489,000.

Within the $1 million to $2 million condominium segment, the analysis reported that 87% of closed sales were below the asking price.

That suggests buyers may have negotiating opportunities in some luxury buildings.

However, Near North includes Gold Coast, River North, and Streeterville. The figures should not be interpreted as Gold Coast-only luxury statistics.

Before Buying a Luxury Condo

High-end condo buyers should investigate association finances, monthly assessments, insurance, building reserves, special assessments, and any applicable mortgage project-eligibility requirements.

A beautiful condominium may have ownership expenses that meaningfully affect your total housing budget.

North Shore Luxury Estates: Winnetka, Glencoe & Lake Forest

Winnetka

Winnetka recorded a $1.8 million median single-family sale price in September 2026.

The report included 15 closed single-family sales and a median marketing time of six days.

Winnetka offers established neighborhoods, luxury estates, and exceptional lakefront homes.

Glencoe

Glencoe recorded a $1.6 million median single-family sale price in September 2026.

Eleven single-family homes closed during the period.

Glencoe is known for distinctive residences, residential neighborhoods, and proximity to Lake Michigan.

Lake Forest

Lake Forest recorded a $1 million median single-family sale price in September 2026.

The report included 26 closed single-family sales.

Lake Forest offers estate-style properties, attractive architecture, and larger residential parcels.

The Luxury Buyer Perspective

Luxury real estate values depend on far more than a community's overall median sale price.

Property size, location, architectural quality, land, maintenance, and comparable transactions all deserve careful attention.

Gold Coast vs. North Shore: What Should Buyers Compare?

Factor Gold Coast North Shore
Home Types Luxury condos, penthouses, historic residences Single-family homes, estates, lakefront properties
Lifestyle Urban living and downtown convenience Residential neighborhoods and larger properties
Ownership Costs Association assessments, insurance, property taxes Taxes, insurance, grounds, maintenance
Financing Potential condominium project review Property appraisal and eligibility review
Buyer Priority Building condition and financial health Location, property condition and carrying costs

How Do Buyers Finance $1 Million to $10 Million Homes?

Luxury buyers may use cash, conforming mortgages, jumbo mortgages, or other eligible financing arrangements.

The appropriate financing strategy depends on the purchase price, loan amount, assets, income, credit profile and the lender's underwriting requirements.

2026 Conforming Mortgage Loan Limit

$832,750

This is the 2026 baseline conforming loan limit for a one-unit property in most counties across the United States.

A mortgage exceeding the applicable county conforming limit generally falls into non-conforming or jumbo loan territory.

Source: Federal Housing Finance Agency .

What Jumbo Mortgage Lenders May Review

  • Income and employment documentation
  • Self-employment and business income
  • Credit history and outstanding debt
  • Available cash and financial assets
  • Investment and retirement accounts
  • Post-closing reserves and liquidity
  • Property appraisal and eligibility
  • Down payment and loan structure

Jumbo mortgage requirements vary significantly by lender and program. Not all loan structures are available to every borrower.

Luxury Home Financing: Illustrative Down Payments

Here is how a hypothetical 20% down payment affects the financed amount of several high-value properties.

Purchase Price 20% Down Loan Amount
$1,500,000 $300,000 $1,200,000
$2,500,000 $500,000 $2,000,000
$5,000,000 $1,000,000 $4,000,000
$10,000,000 $2,000,000 $8,000,000

These are mathematical illustrations only, not loan quotes or indications that 20% down is sufficient. Actual financing availability depends on underwriting and individual lender requirements.

Five Questions Every Chicago Luxury Homebuyer Should Ask

  1. Should I pay cash or finance? Evaluate liquidity, interest costs, investment plans, and financial goals.
  2. How much liquidity should I retain? Review cash reserves, future expenses, and any applicable lender requirements.
  3. What are the full carrying costs? Include taxes, insurance, assessments, maintenance, and property expenses.
  4. Does the property qualify? Discuss appraisal requirements, condo project eligibility, and unusual property characteristics.
  5. How should I compare offers? Review interest rates, APR, loan terms, points, closing costs, and total cash required.

Luxury Homes Deserve a Thoughtful Mortgage Strategy.

I'm David Braun, the Mortgage Maniac. Whether you're exploring a Gold Coast penthouse, a Winnetka estate, or a Lake Forest lakefront property, understanding your financing options is an important first step.

Your Home. Your Future. My Commitment.

Chicago Luxury Real Estate: Frequently Asked Questions

Is the Gold Coast luxury condo market different from the North Shore market?

Yes. Gold Coast luxury condominiums and North Shore single-family estates have different supply, ownership expenses, buyer preferences, and financing considerations.

Do I need a jumbo mortgage to purchase a million-dollar home?

Not necessarily. Jumbo classification depends on the financed amount and the applicable county loan limit, not the purchase price alone.

Can self-employed buyers qualify for luxury mortgage financing?

Potentially. Qualification depends on eligible documented income, assets, credit, obligations, and lender underwriting standards.

What should buyers review before purchasing a Gold Coast condo?

Review association financial statements, reserves, insurance, monthly assessments, special assessments, building condition, and any applicable condo financing rules.

Are North Shore luxury prices guaranteed to continue rising?

No. Real estate markets fluctuate. Monthly median prices reflect the properties sold during that period and should not be interpreted as a guarantee of future values.

AI vs. Human Mortgage Experience | Why Strategy Still Matters

MORTGAGE MANIAC

AI Can Give You Mortgage Answers.
Human Experience Builds the Strategy.

Why real mortgage experience still matters in an AI-driven world.

WATCH THE MORTGAGE MANIAC

AI Has Answers. Experience Builds the Mortgage Plan.

David Braun explains why technology can educate you — but real-life mortgage strategy still requires human judgment.

DAVID BRAUN | THE MORTGAGE MANIAC
MortgageOS • Human Strategy • Technology • Experience

Artificial intelligence can explain mortgage terminology, calculate payments and answer basic financing questions.

But a mortgage is not just a collection of answers. It is a decision involving your income, savings, family, goals, timeline, risk tolerance and future plans.

That is where human mortgage experience still matters.

AI Can Give You Information.
Experience Helps You Decide What to Do With It.

Mortgage Information Is Not the Same as Mortgage Strategy

Technology is incredibly useful. It can help you research loan programs, understand interest rates, compare terminology and prepare better questions.

But the best mortgage structure for one borrower may be completely wrong for another.

Sometimes the right strategy is to preserve cash. Sometimes it is to make a larger down payment. Sometimes an FHA loan makes sense. Sometimes conventional financing may fit better. Sometimes waiting is the smarter move. Sometimes moving now may better fit the buyer’s goals.

Real Life Does Not Fit Into a Simple Algorithm

Borrowers are not spreadsheets.

People change jobs, start businesses, receive bonuses, support family members, plan for retirement, manage debt, save for emergencies and make decisions based on priorities that a calculator cannot fully understand.

The mortgage conversation should include those realities.

Where Human Experience Matters

Understanding the complete situation
A good mortgage conversation starts with more than a credit score and purchase price.

Choosing between competing priorities
The lowest payment, lowest rate, least cash required and fastest payoff are not always the same strategy.

Solving unexpected problems
Mortgage transactions can change quickly. Income documentation, appraisals, property issues and underwriting questions may require judgment and experience.

Helping buyers understand the tradeoffs
A decision is easier when you understand not only what you can do, but why one option may fit your goals better than another.

The Future Is Human Experience Plus Better Technology

I do not believe mortgage professionals should compete against technology. I believe we should use it.

AI can make mortgage education faster. Calculators can make scenarios easier to understand. Digital tools can make the process more convenient.

But those tools become more valuable when they are combined with real mortgage experience, real conversation and a strategy built around the individual borrower.

THE MORTGAGE MANIAC PHILOSOPHY

Use Technology to Get Smarter.
Use Experience to Build the Strategy.

The goal is not to choose between AI and a mortgage professional. The goal is to combine better information with human judgment.

Mortgage Rates Above 7% Again: What Chicagoland Homebuyers Need to Know | September 2026

WEEKEND MORTGAGE MARKET UPDATE

Mortgage Rates Move Above 7%: What Chicagoland Homebuyers Need to Know

September 26, 2026 | David Braun | Mortgage Loan Officer

Mortgage rates moved sharply higher this week, pushing one major national weekly benchmark back above the 7% level and leaving daily lender-marketplace averages even higher heading into the weekend.

For Chicagoland buyers, the key message is not simply that rates increased. It is that mortgage strategy matters more when borrowing costs move quickly. Your loan program, down payment, credit profile, seller concessions and timing can all affect the final numbers.

Mortgage Rate Snapshot

Freddie Mac weekly average as of September 24, 2026: 30-year fixed: 7.03% | 15-year fixed: 6.42%. Freddie Mac reported the 30-year rate was up from 6.95% the prior week.

Daily Mortgage Rate Data Heading Into the Weekend

Daily lender-marketplace data can differ from Freddie Mac's weekly survey because the sources, borrower assumptions and reporting methods are different. NerdWallet's Zillow-based national data for Friday, September 25 showed average rates near the following levels:

Loan Type Latest Daily Average Market Context
30-Year Fixed About 7.26% APR Roughly 27 basis points higher than one week earlier
15-Year Fixed About 6.67% APR Remains well above year-ago levels
5-Year ARM About 6.59% APR Adjustable-rate options may price differently by borrower

Rate averages are market benchmarks only. Individual borrower rates can vary based on credit profile, loan amount, occupancy, property type, down payment, points, lender pricing and other factors.

Why Did Mortgage Rates Move Higher?

1. The Federal Reserve Raised Its Benchmark Rate

On September 16, the Federal Reserve increased the federal funds target range by one-quarter percentage point to 3.75%–4.00%.

The Fed does not directly set 30-year mortgage rates. However, changes in monetary policy can affect bond markets, inflation expectations and investor demand, which can ultimately influence mortgage pricing.

2. Inflation Remains an Important Risk

The Federal Reserve said inflation remains elevated. Investors pay close attention to inflation because higher inflation can reduce the real return earned on long-term bonds.

When bond investors demand higher yields, mortgage rates can move higher as well.

3. Longer-Term Treasury Yields Matter

Mortgage rates often move in the same general direction as longer-term Treasury yields, particularly the 10-year Treasury.

That does not mean the two move perfectly together, but bond-market volatility can quickly change mortgage pricing even when the Federal Reserve itself is not meeting.

What This Means for Chicago and Chicagoland Homebuyers

When rates rise, many buyers immediately focus on the headline interest rate. But the better question is:

What does today's market do to my actual monthly payment and buying power?

A buyer may have several levers available beyond simply waiting for rates to change:

  • Adjust the purchase-price range.
  • Compare FHA and conventional financing.
  • Evaluate lender credits versus discount points.
  • Use seller concessions when available.
  • Compare fixed-rate and adjustable-rate structures.
  • Review down-payment choices.
  • Improve credit before locking a loan.
  • Consider whether a temporary or permanent rate buydown makes sense.

What Does a 7% Mortgage Look Like?

Consider a hypothetical $400,000 30-year mortgage.

LOAN AMOUNT
$400,000
EXAMPLE RATE
7.03%
EST. PRINCIPAL + INTEREST
~$2,669/mo.

Example is for educational purposes only and includes principal and interest only. Property taxes, homeowners insurance, mortgage insurance, HOA dues and other costs are not included.

Buyers Are Responding to Higher Borrowing Costs

The Mortgage Bankers Association reported that total mortgage application volume fell 1.5% for the week ending September 18. Purchase applications were down 1% on a seasonally adjusted basis, while refinance applications fell 3%.

That does not mean every local market behaves the same way. Housing demand, inventory and seller motivation can vary significantly across Chicago, Cook County, Will County, DuPage County and the surrounding suburbs.

The Mortgage Lock-In Effect Is Still Important

Many existing homeowners still have mortgages originated when rates were considerably lower. That can make homeowners reluctant to sell and replace an older mortgage with a new loan carrying a higher rate.

Limited resale inventory can help support home prices in some communities, even while higher mortgage rates reduce affordability.

THE MORTGAGE MANIAC APPROACH

Don't Chase the Rate. Build the Mortgage Plan.

A headline mortgage rate tells only part of the story. Your mortgage strategy should consider the purchase price, monthly payment, cash needed at closing, credit profile, loan program and your longer-term financial goals.

Build your mortgage plan before you apply.

Buying or Refinancing in Chicagoland?

Before you make a decision based on a national headline rate, look at the numbers for your actual situation.

Why These Mortgage Books Matter—and the One Self-Employed Borrowers Must Have

Friday Mortgage Education Spotlight

Why these mortgage books matter—and the one self-employed borrowers must have.

A mortgage application should not be the first time you learn how lenders review credit, cash, property and income. These three books help buyers prepare earlier—and The Self-Employed Mortgage Playbook is essential reading when business income, tax returns or deductions are part of the file.

Mortgage experience since 1997Decades of lending perspective translated into plain English.
Preparation before applicationUnderstand the questions, documents and decisions before deadlines begin.
A must-have for business ownersThe self-employed guide explains why revenue alone is not qualifying income.

Friday takeaway: education changes the conversation

These books matter because mortgage problems often begin before the application.

A purchase contract creates deadlines. Underwriting creates questions. Property taxes, insurance, cash needed at closing and documentation can change the plan. Learning how financing works before those pressures arrive can help buyers ask stronger questions and prepare more responsibly.

The complete homebuyer guide explains the road. The Chicagoland FHA guide explains a major financing path locally. But for entrepreneurs, contractors and business owners, The Self-Employed Mortgage Playbook is the must-have because it focuses on the income documentation and underwriting issues that commonly surprise otherwise successful borrowers.
