🏠 Is Your Community Affordable?
Buying a home involves more than the advertised purchase price or mortgage rate. Property taxes, homeowners insurance, maintenance and financing decisions can significantly change the cost of ownership.
The American Homeownership Survival Index helps Chicago-area homebuyers explore those costs before making a decision.

🧠 WHAT IS THE HOMEOWNERSHIP SURVIVAL INDEX?
The American Homeownership Survival Index is an educational housing-cost analysis developed for Mortgage Maniac OS.
It helps buyers investigate how mortgage financing, property taxes, homeowners insurance and ongoing expenses affect the affordability of owning a home.
Unlike a simple mortgage payment calculator, this tool also explores maintenance costs, future expense scenarios and comparisons between communities.
Why ZIP Codes Matter
Two properties with similar purchase prices can have different ownership expenses because of property taxes, insurance considerations, association fees and property-specific conditions.
ZIP codes provide a useful starting point for local research, but actual property-level information is more reliable than a ZIP-code average.
Chicago Home Affordability in 2026–2027
Chicagoland homebuyers should compare the total cost of ownership rather than focusing exclusively on mortgage rates.
Buyers considering Chicago, Orland Park, Naperville, Oak Lawn, Tinley Park, Schaumburg or surrounding communities should review actual property tax bills, insurance quotes and financing terms before committing to a purchase.
Can You Afford the Monthly Payment?
Mortgage qualification and comfortable affordability are not necessarily the same thing.
Lenders consider qualifying income, credit, assets, liabilities and applicable program guidelines.
Buyers should also consider emergency savings, repairs, transportation, retirement contributions and other financial priorities.
📊 RESEARCH YOUR LOCAL HOUSING DATA
Reliable affordability analysis starts with reliable source information. Before using the calculators, research the specific property and community.
- U.S. Census Bureau — Household income and community data.
- Cook County Assessor — Property assessment information.
- Cook County Treasurer — Property tax bill research.
- Consumer Financial Protection Bureau — Mortgage shopping and Loan Estimate guidance.
- Freddie Mac PMMS — National mortgage rate survey information.
Data sources are provided for independent research. This page does not automatically import or update their information.
❓ CHICAGO HOMEOWNERSHIP FAQ
How much income do I need to buy a $400,000 house in Chicago?
The income required depends on the down payment, mortgage rate, property taxes, insurance, existing debts, credit qualifications and loan program. Use the calculator above to estimate housing costs, then discuss eligibility with a licensed mortgage professional.
Are property taxes included in my mortgage payment?
Many mortgage payments include property taxes through an escrow account. Some loans or arrangements permit taxes to be paid separately. Your lender can explain the requirements for your loan.
Why can two similar homes have different monthly costs?
Differences in property taxes, insurance, HOA dues, financing terms and property condition can produce different monthly ownership costs.
Should I buy a home in 2026 or wait until 2027?
There is no universal answer. Compare your current finances, available homes, expected ownership period, financing options and the risks of waiting. Future prices and mortgage rates cannot be predicted with certainty.
Is this calculator a mortgage preapproval?
No. This is an educational tool. It does not verify income, assets, credit or loan eligibility and does not constitute a mortgage approval or commitment to lend.
Does the calculator provide live Chicago ZIP-code data?
No. Users enter estimated property-specific figures. The tool calculates scenarios from those inputs and does not represent them as live market data.
