David Braun: A Mortgage Career Built on Experience, Markets and Relationships
From Harris Bank in 1997 to today's mortgage market — nearly 30 years of helping borrowers understand home financing.
Mortgage lending has changed dramatically since I entered the business in 1997.
Interest rates have risen and fallen. Lending guidelines have changed. Technology has transformed the mortgage process. Banks have merged, markets have gone through historic cycles, and borrowers today have access to more information than ever before.
But one thing has never changed:
It Started at Harris Bank in 1997
My mortgage career began at Harris Bank in 1997.
I entered the industry eager to learn everything I could about mortgage lending, credit, underwriting, loan programs and how borrowers make one of the biggest financial decisions of their lives.
Early in my career, I earned recognition as Rookie of the Year.
That accomplishment gave me confidence, but more importantly, it reinforced something I already believed: mortgage lending was not going to be a temporary job for me. It was going to become a career.
Building Braun Financial
In 2001, I took one of the biggest steps of my professional life and built Braun Financial.
Running a mortgage business gave me an entirely different perspective on lending. I was no longer simply originating loans. I was building relationships, developing referral partners, solving financing problems and helping families navigate an increasingly complicated mortgage marketplace.
During that chapter of my career, Braun Financial generated approximately $180 million in mortgage business.
More important than the volume was the experience. Every transaction taught me something about borrowers, markets, underwriting, communication and what it takes to get a mortgage successfully to the closing table.
Experience Across Major Mortgage Institutions
Over the years, my mortgage career has included experience with:
- Bank of America
- U.S. Bank
- PNC Bank
- Wells Fargo
- Sun West Mortgage
- Focus Mortgage
- Regional Mortgage Corporation
Those experiences exposed me to different lending environments, different mortgage products, different borrower needs and different market conditions.
I've served as a mortgage loan officer, loan originator, market manager and mortgage director. I've worked inside major national banks, independent mortgage companies and my own mortgage business.
Experience Through Multiple Mortgage Cycles
One of the most valuable parts of a long mortgage career is perspective.
I have worked through the financial crisis, historically low mortgage rates, rapidly rising rates, changing lending guidelines and multiple housing-market cycles.
I've seen buyers rush into the market.
I've seen buyers pause because of uncertainty.
I've seen borrowers focus only on the rate, only to later realize that loan structure, cash flow, closing costs and long-term strategy matter just as much.
That history matters because mortgage lending is rarely about just one number.
Experience Matters Most When the Mortgage Is Not Simple
Anyone can show a borrower an advertised interest rate.
Experience becomes much more important when someone needs to determine:
- How much home they can comfortably afford
- Whether FHA or conventional financing makes more sense
- How much money to put down
- Whether paying discount points makes sense
- Whether a temporary buydown could help
- How self-employed income may be evaluated
- How credit affects mortgage pricing
- Whether it makes sense to lock a rate
- How to structure an offer around financing
Those questions usually do not have one universal answer. They require understanding the individual borrower.
My Philosophy: Build the Mortgage Plan Before You Apply
After nearly three decades around mortgage lending, I believe buyers should understand the financial strategy before they simply submit an application.
That means understanding your payment, your cash requirements, your financing options, your credit profile and how current market conditions may affect your decision.
Why I Created DavidBraunMLO.com
That philosophy is also why I created DavidBraunMLO.com.
I wanted to build more than another mortgage website advertising rates.
My goal is to create a mortgage education center where Chicagoland homebuyers can better understand:
- Chicago mortgage rates
- Mortgage-backed securities and the bond market
- FHA financing
- Conventional mortgages
- First-time homebuyer strategies
- Self-employed mortgage qualification
- Mortgage preapproval
- Credit preparation
- Interest-rate buydowns
- Down-payment strategies
- Mortgage-market news
The Mortgage Maniac
Today, I also share mortgage education under the name The Mortgage Maniac.
The name represents the way I approach this business.
I follow mortgage rates. I watch Treasury yields. I follow mortgage-backed securities. I pay attention to Federal Reserve policy, inflation, employment reports and the economic information that can move mortgage pricing.
But the goal is not to overwhelm borrowers with Wall Street terminology.
The goal is to take complicated mortgage information and make it understandable.
