This week's mortgage conversation focuses on interest rates, market uncertainty, homebuyer affordability, and the importance of planning your financing before purchasing a home.
Where Mortgage Rates Stand This Week
According to Freddie Mac's October 15, 2026 Primary Mortgage Market Survey, national average fixed mortgage rates were:
The 30-year national average was unchanged from the preceding week following a period of rising borrowing costs.
These figures represent Freddie Mac survey benchmarks for qualifying conventional borrowers, not individual loan offers or David Braun's quoted rates.
What Could Move Mortgage Rates This Week?
Inflation Expectations
Inflation and expectations about future prices influence bond yields, which can affect mortgage pricing.
Treasury Yields
Mortgage rates often move alongside longer-term Treasury yields, though the relationship is not exact.
Housing Activity
Housing data, builder confidence, inventory and buyer demand provide clues about affordability pressures.
October 23 Reports
Friday's business activity surveys and consumer sentiment information may influence expectations about economic growth and inflation.
Rates can change without warning. No single economic report guarantees a particular mortgage rate movement.
Should Chicago Homebuyers Buy Now or Wait?
That's a question I believe deserves more than a one-size-fits-all answer.
Waiting for lower rates may make sense for some households. Others may find opportunities based on their finances, available inventory, seller negotiations and long-term housing needs.
Instead of trying to predict exactly where mortgage rates will go, I encourage buyers to focus on what they can control:
- Understanding their comfortable monthly payment
- Preparing income and asset documentation
- Comparing available mortgage programs
- Considering property taxes and insurance
- Reviewing closing costs and cash reserves
- Building a mortgage plan before applying
Mortgage Programs to Consider
Conventional Loans
Financing for eligible borrowers. Some programs permit lower down payments than 20%.
FHA Loans
Government-insured financing with qualifying options that may include 3.5% down. Mortgage insurance applies.
VA Loans
Financing opportunities for eligible veterans and service members, potentially with no down payment.
Jumbo Financing
Loan options for qualifying borrowers purchasing properties above conforming loan limits.
Self-Employed Borrowers
Mortgage planning for business owners whose income requires additional documentation or specialized analysis.
Refinancing
Evaluate your current mortgage, possible alternatives, closing costs and long-term objectives.
Loan suitability depends on your financial situation, eligibility, lender guidelines and the property.
Chicagoland Mortgage Planning
Buying in Chicago, Naperville, Orland Park, Lockport, Joliet, Schaumburg or Downers Grove?
Property taxes, homeowners insurance, condominium or association dues, and other ownership expenses can significantly affect affordability.
A lower advertised interest rate does not automatically mean a better overall mortgage.
Compare the complete loan structure, including interest rate, APR, discount points, closing costs, mortgage insurance and terms.
