Should You Buy a Chicago Home Now or Wait?

The right answer depends on more than mortgage rates. Compare the purchase price, total monthly payment, property taxes, insurance, down payment, closing costs, emergency savings, and how long you expect to own the home.

I'm David Braun, the Mortgage Maniac. My mortgage career began in 1997 at Harris Bank. My approach is simple: Build your mortgage plan before you apply.

A lower future rate could improve affordability. A higher future home price could offset part of that benefit. Waiting can also give you time to improve credit, reduce debt, and save more cash.

Mortgage Rates and Chicago Housing Prices

Mortgage pricing changes, and a national survey average is different from your individual loan pricing. Compare lender estimates using the same loan program, down payment, points, and lock period.

Chicago's neighborhoods and suburbs also differ. Gold Coast condos, North Shore houses, and homes in Will County can have very different ownership costs.

For updated market figures, visit Freddie Mac's mortgage survey and Realtor.com Research . The calculator below uses hypothetical assumptions, not current rate quotes or forecasts.

Buying Now vs. Waiting Until 2027

Buying Now

  • Choose from homes available today.
  • Begin paying down your loan through scheduled payments.
  • Explore seller concessions where available.
  • Take on financing, taxes, maintenance, and insurance.
  • Keep enough cash for closing and emergencies.

Waiting

  • Continue saving and reducing debt.
  • Potentially strengthen your credit profile.
  • See how rates, prices, and inventory change.
  • Continue paying rent if you are renting.
  • Maintain flexibility before purchasing.

Neither choice is automatically better. Compare realistic scenarios using a payment you can afford today.

Buy Now vs. Wait Calculator

All starting values are hypothetical examples. Enter your own assumptions. The price change applies to the entire waiting period.

Buy Now — Estimated monthly housing payment
Buy Later — Estimated monthly housing payment

Includes principal, interest, estimated taxes, insurance, and HOA dues. Excludes mortgage insurance, closing costs, loan fees, maintenance, utilities, and special assessments. The same down payment percentage and annual insurance amount apply to both scenarios. Taxes are modeled as a percentage of price; actual tax bills may differ. Rent is shown separately. This is not a complete rent-versus-own, equity, or investment comparison.

Gold Coast, Chicago Condos, and Suburban Homes

Gold Coast and Downtown Condominiums

Review association dues, reserves, building insurance, special assessments, and the building's eligibility for your loan program. Luxury purchases may involve jumbo financing.

North Shore, Naperville, and Orland Park

Compare the actual property's taxes, insurance, upkeep, commuting costs, and loan amount. A purchase-price comparison alone does not tell you the full cost of ownership.

Joliet, Lockport, and Will County

Evaluate available FHA and conventional options alongside your credit, down payment, cash reserves, and total financing costs. Program eligibility depends on the borrower and property.

Five Questions Before You Buy

  1. Can you afford the full payment without a future refinance?
  2. Will you have savings left after closing?
  3. Have you reviewed taxes, insurance, HOA dues, and maintenance?
  4. How long do you expect to own the property?
  5. Have you compared loan programs and written lender estimates?

Chicago Homebuyer Questions

Will mortgage rates fall in 2027?

Future rates are uncertain. Compare scenarios with higher and lower rates rather than relying on one prediction.

Can I refinance later?

Possibly, but future refinancing depends on qualification, credit, property value, available loan programs, rates, and costs. Approval is not guaranteed.

Should I choose FHA or conventional financing?

Compare eligibility, down payment, mortgage insurance, interest rate, fees, and total cost for your situation.
