Want a Lower Mortgage Payment?
Consider a 2-1 Buydown
A motivated seller may be able to help reduce your mortgage payment during your first two years of homeownership.
What Is a 2-1 Temporary Buydown?
A 2-1 buydown is a financing strategy that temporarily lowers the effective interest rate used to calculate your mortgage payment during the first two years of the loan.
Here is a simple example. If your note rate is 6.50%:
Year 1: Payment is calculated as if the rate were 4.50%
Year 2: Payment is calculated as if the rate were 5.50%
Year 3 and beyond: Payment is based on the full 6.50% note rate
The mortgage rate itself does not permanently change. Instead, funds are placed into a buydown account at closing and used to subsidize part of your scheduled mortgage payments during the first two years.
Why Buyers Should Know About This
Many buyers automatically focus on negotiating the sales price. But sometimes negotiating a seller-paid financing concession can have a much greater impact on your monthly cash flow during the first few years of owning the home.
A temporary buydown may be especially attractive if you want additional breathing room for moving expenses, furniture, improvements, childcare, savings, or other expenses that often come with purchasing a home.
How Do You Ask the Seller to Pay for It?
This is where your mortgage strategy and purchase negotiation can work together.
Before submitting an offer, talk with your loan officer and real estate agent about whether a 2-1 buydown works with your loan program and how much money would be required to fund it.
Your real estate agent can then structure the purchase offer to request a seller credit toward allowable closing costs and the temporary rate buydown.
The exact amount and structure should be reviewed with your lender and real estate professional before the offer is written. Seller-contribution limits and eligibility can vary depending on the loan program, down payment, occupancy, property type, and other underwriting requirements.
Price Reduction vs. 2-1 Buydown
Buyers are sometimes surprised by how little a modest price reduction changes a monthly payment.
Using some of the seller's negotiating room toward an eligible temporary buydown may create a larger reduction in the monthly payment during the first two years.
That does not automatically mean a 2-1 buydown is the best choice for every borrower. The numbers should be compared before you make an offer.
