Mortgage Rates Are Back Above 7% — Here’s What Buyers Should Know

David Braun breaks down why the rate matters — but why the entire mortgage strategy matters more.

Mortgage rates are back above 7%, and that has many buyers asking the same question: Should I wait?

The answer is not as simple as watching one mortgage-rate number. Your purchase price, monthly payment, seller credits, loan program, down payment, property taxes, points and long-term plans all work together.

That is why I believe buyers should stop chasing one advertised rate and start building a complete mortgage strategy.

Do Not Chase the Mortgage Rate.

Why a 7% Mortgage Rate Does Not Tell the Whole Story

Mortgage rates are important because they directly affect monthly principal and interest. But the rate is only one part of the cost of homeownership.

A buyer also needs to consider the purchase price, down payment, property taxes, homeowners insurance, mortgage insurance when applicable, closing costs and cash reserves.

Two borrowers purchasing similarly priced homes can end up with very different mortgage structures depending on their financial profile and goals.

What Chicagoland Buyers Should Look at Right Now

1. Monthly payment comfort
Start with the payment that works for your household instead of beginning with the maximum loan amount.

2. Seller credits
In some transactions, seller concessions may help offset certain closing costs or mortgage-related expenses.

3. Loan program
FHA and conventional financing can produce different down-payment, mortgage-insurance and qualification outcomes.

4. Discount points and buydowns
Paying additional upfront costs to change the interest rate should be evaluated against how long you expect to keep the mortgage.

5. Your long-term strategy
If the purchase only works under the assumption that rates must fall later, the original structure deserves another look.

MortgageOS: Build the Plan Before You Apply

MortgageOS was created around a simple idea: buyers should understand how the pieces of a mortgage fit together before making a major financial decision.

That means looking at credit, buying power, cash to close, loan programs, mortgage rates, APR and long-term strategy together — not separately.
