This Is More Than a Mortgage Calculator

Most mortgage calculators answer one question: "What is the payment?"

MortgageOS™ is designed to help you explore a bigger question: "How could different offer and financing assumptions change the numbers before I commit to a home?"

MortgageOS Frequently Asked Questions

Does MortgageOS tell me which house I should buy?

No. The tool compares the financial assumptions you enter. The final decision should also consider your goals, property condition, location and other personal factors.

Does the seller-credit calculator guarantee that I can receive that amount?

No. Seller contributions are subject to mortgage-program, transaction, occupancy, lender and underwriting rules. The calculator is a simplified educational comparison.

Does MortgageOS predict future mortgage rates or home prices?

No. The cost-of-waiting tool uses assumptions entered by you so you can explore different possible scenarios.

Why compare two homes by monthly payment?

Property taxes, homeowners insurance and HOA costs can differ considerably from one property to another. Comparing the complete estimated monthly housing cost can provide more context than purchase price alone.

Can I save my MortgageOS analysis?

Yes. Use the Print / Save as PDF button or copy the summary to your device.

MortgageOS Educational Disclosure: David Braun MortgageOS™ is an educational planning tool. Calculations are estimates based solely on information entered by the user and are not a Loan Estimate, mortgage approval, commitment to lend, interest-rate quote, financial advice or guarantee of loan terms.

Actual mortgage rates, APRs, discount points, loan amounts, mortgage insurance, property taxes, homeowners insurance, flood insurance, HOA expenses, closing costs, seller contributions and underwriting requirements may differ.

Seller contributions are subject to applicable mortgage-program and transaction limits. The seller-credit calculations shown here do not determine eligibility.

The cost-of-waiting section does not forecast future mortgage rates, property values or housing-market conditions. All future assumptions are entered by the user.

The simple 5-year comparison multiplies the entered estimated monthly housing payment by 60 and adds the estimated initial cash requirement. It does not account for changing taxes or insurance, maintenance, repairs, appreciation, principal reduction, opportunity cost, tax treatment, selling expenses or other ownership costs.
